Dear Homeowners and Neighbors,

The Board is pleased to announce our new HOA management company. After extensive research and review of multiple HOA companies, this decision to change was necessary to improve the quality of service, communications, financial transparency, and response timeliness for all Carlson Farm homeowners.

Beginning January 1, 2023, Blue Hawk Management will be managing all our HOA management needs.

Blue Hawk brings modern technology, tools, and resources to boost communication and efficiency including:

– A professional, experienced Community Manager who will respond to all inquiries within 24 hours during the work week.

– An easy-to-use secure website with a private account for each homeowner. Each online account includes access to payments, account history, statements, documented requests, citation details, neighborhood announcements, governing documents, submission forms, meeting minutes, board meeting dates, etc..

– A mobile app for both Android and Apple users.

Within the next week or so, via USPS mail, you should receive a welcome letter with important information on the transition. Please take the time to look through the Blue Hawk welcome letter which contains the information you need for setting up your new account.

In the next 2 weeks, you should receive your statement in the mail to pay your first quarter assessment for 2023. Please know all late fees will be waived the for the first quarter of 2023 as we work through the transition. The Board has also requested that Poudre Property Services / NOCO Real Estate Solutions stop all automatic payments and any manual payments sent by mail or by bank will be forwarded to Blue Hawk. If you setup automatic payments through your bank, please make sure to update the contact information and modify the receivers address and future payment amount.

In addition to the new management company, the Board has also selected Association Reserve to perform an independent reserve study of our current assets and their health. This will help us ensure the HOA board is thoughtfully planning for repairs and maintenance for all of our assets, so we don’t fall behind. This study will also help us consider current HOA quarterly homeowner assessments and evaluate the need to modify them to plan accordingly to maintain the Carlson Farm community. We will be providing this report and additional information about the study at our annual meeting and will also post the findings to our website after the meeting.

As the year closes, the Board and Blue Hawk are finalizing the budget for 2023. Because we are still finalizing the budget, working on the transition to the new management company, and reviewing the reserve study findings, the HOA dues will remain the same for the next quarterly payment. We will use the new budget, along with the Reserve Study, to implement any increase in dues for 2023 deemed necessary which will go into effect in the 2nd quarter of 2023.  In the meantime, please pay the current amount due when you receive your statement. Once finalized, any updated and adjusted HOA dues difference will be added to your 2nd quarter statement.

We understand that making changes like this will impact our residents and we ask for your patience as we work through this transition. In the past, the Board has leveraged a third-party application called Constant Contact to distribute emails. Moving forward we will be sending communications through email accounts registered with Blue Hawk. Please update all your contact information when you register in the HOA’s Blue Hawk portal. We are currently looking to fill three vacancies on the Board via an election. If you would be interested in joining the Board and help serve our community, please send an email to [email protected] by January 15th, 2023. In addition to the Board position, we are looking for homeowners who would be interested in serving on a subcommittee for reviewing design review requests, planning social events, etc..  Please let us know your interest as well using the above email.

The Board has scheduled this year’s annual meeting for February 9th at 6:30 PM at the YMCA or you may attend virtually. We will provide additional details regarding the annual meeting as we get closer to that date.
